5. Terms for Tenants
Applications: Submission of an inquiry or application form does not guarantee a tenancy. All tenancies are subject to contract, satisfactory referencing, and Landlord approval.
Holding Deposits: We may require a holding deposit to reserve a property. This will be handled in accordance with the Tenant Fees Act 2019.
Tenancy Agreements: Successful applicants will be required to sign a standard Assured Shorthold Tenancy (AST) agreement or similar lease.
Permitted Payments: Rentals+ strictly adheres to the Tenant Fees Act 2019. Tenants will only be charged permitted payments (e.g., rent, refundable tenancy deposit, refundable holding deposit, and specific default fees).
6. Terms for Landlords
Services: Our obligations to Landlords (e.g., tenant find, rent collection, full management) are governed strictly by the separate Landlord Terms of Business signed prior to instruction.
Fees: Agency fees and commissions are outlined in the signed Terms of Business.
Compliance: Landlords are responsible for ensuring their properties comply with all statutory requirements (e.g., Gas Safety, EICR, EPC) unless they have explicitly contracted Rentals+ to arrange these on their behalf.
7. Client Money Protection & Redress Scheme
As a professional letting agency, we are committed to high standards.
Redress Scheme: We are members of the Property Redress Scheme).
Client Money Protection (CMP): We hold Client Money Protection insurance to safeguard landlord and tenant funds.
8. Limitation of Liability
While we make every effort to ensure the smooth operation of our website, we do not guarantee that it will always be available or error-free. Superhost Plus Ltd will not be liable for any loss or damage, whether direct or indirect, arising from the use or inability to use the website, including but not limited to:
